Commercial mortgages are very similar to a residential mortgage except for the fact that they do not have any government backing. This makes these loans much riskier for lenders, and therefore, requires a higher down payment and higher rates than a residential mortgage. They can also take months from application to funding.

Where other programs can take months, a bridge loan can be processed and funded in just a few days. However, repayment options are usually 1-year or shorter. There are no maximum loan amounts, but that, along with a short repayment term, can leave borrowers with extremely high payments.
